Consents & approvals
Most build projects will require some form of consent whether statutory or contractual.
Prior to the commencement of a project we investigate and advise on the likely requirements, liaising with landlords and legal advisers. You may need to comply with a Landlord fit-out guide or simply require Planning Consent.
We are able to prepare and submit applications to Local Authorities for Planning, Conservation or Advertisement consents, negotiating where required on your behalf to ensure the best possible outcome. On more complex planning issues including Change of Use we work closely with a number of specialist consultants.
We have particular experience in dealing with Network Rail and London Transport where the site restrictions and Landlord application process can be complex and time consuming.
Depending on the nature of the project you may need to comply with Building Control and Construction Design and Management Regulations. In either case we have strong links with independent service providers with whom we work seamlessly to ensure your scheme meets the applicable standards from the outset.
Project Management
Whether your project is large or small, we are experienced in seeing projects from concept to completion. Our clients invariably prefer that we handle the implementation of our schemes. This may involve advising on potential contractors, negotiating prices and terms and overseeing the build process or off site production.
We work closely with client and contractor to avoid nasty surprises ensuring that you open on time and within budget. In our experience, neglecting the project management role often leads to an escalation of overall costs and has a clear negative impact on the build process and quality of the finished scheme.
Our relationships with suppliers often means that we are able to negotiate significant cost reductions not available directly to our clients.
